Full Management

When you don’t live near your property or don’t have the time to deal with issues such as finding suitable tenants and collecting rent, we are ready to assist you. Under our full management service, our proficient team take care of everything for you including arranging contractors. Comprehensive Inspections

During the tenancy we carry out periodic inspection visits. If these highlight any maintenance issues, we will arrange or recommend any necessary repairs. Please note that this is within the confines of our management agreement and also after a consultation with a landlord.

Taking Care of Payments

Collecting and processing rental payments is an important part of our full management service. Rental balances will be credited automatically to the landlord’s nominated bank account. Towards the end of the tenancy, we will liaise with the tenant to renew the tenancy agreement or readvertise the property to let.

Let Only

The let only service appeals to landlords who would like to manage their own property, however wish to benefit from our expertise in finding a suitable tenant. We advertise your property until appropriate tenants are found, and then reference these particular tenants before setting up agreements between both parties. From the move in date, you are fully responsible for your property management and our service reaches its end.

Valuation Form

Before the tenancy starts (payable to Oak Estate Agents ‘the Agent’)

• Holding Deposit: 1 week’s rent
• Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)

For English properties:

• Payment of £50 if you want to change the tenancy agreement
• Payment of interest for the late payment of rent at a rate of 3%
• Payment of £25 - £50 for the reasonably incurred costs for the loss of keys/security devices
• Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable

• Utilities – Gas, Electricity, Water
• Communications – Telephone and broadband
• Installation of cable/satellite
• Subscription to cable/satellite supplier
• Television licence
• Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection
